Anti-Money Laundering & Counter-Terrorism Financing

What is AML?

Money laundering is the process of concealing or disguising the origins of money or assets obtained through criminal activity to make them appear legitimate. Effective anti-money laundering (AML) measures help detect and prevent financial crime, protecting individuals, businesses, and the wider community from offences such as fraud, drug trafficking, scams, and organised crime.

What is CTF?

Counter-terrorism financing (CTF) focuses on preventing funds from being used to support terrorist organisations or activities. Terrorist financing can involve money from both legitimate and illegal sources. Robust CTF measures help identify suspicious transactions, comply with Australian legislation, and contribute to national and global security by disrupting the funding of terrorism.

What is Customer Due Diligence (CDD)?

From 1 July 2026, Australian legislation requires buyers and sellers to complete a Customer Due Diligence (CDD) process. CDD confirms identity before a property transaction proceeds. It can include verifying identity, identifying who owns or controls an entity (such as a company or trust), and applying extra checks where the customer or transaction is higher risk.

Why are we requesting this information?

At Metrolinx Property Advisors, we are committed to complying with Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) laws to help protect our clients, uphold the integrity of the property market, and prevent financial crime.

What information may be requested?

Depending on the transaction and ownership structure, we may ask for information to complete CDD, including:

  • Full name, date of birth, occupation and residential address
  • Identification details (e.g., driver’s licence)
  • Ownership/control information for legal entities (e.g., trusts), including beneficial ownership evidence
  • Information about the nature and purpose of the transaction
  • Evidence of source of funds and/or wealth

How will this information be used?

Your information is collected, processed and retained to meet AML/CTF legal obligations, including identity verification, risk assessment, and compliance record‑keeping and reporting requirements to AUSTRAC. Records are retained for the period required by law.

What happens if the requested information is not provided?

 If the required information is not provided, the sale and/or purchase cannot proceed until we receive it.
